Types of Exterior House Paint

1. Solvent-Based (Oil or Alkyd)

For a durable and strong exterior that protects against the elements, oil- or solvent-based paint is ideal. This type of paint dries up a little slowly - about 24 hours - compared to water-based paints. However, this paint forms a smooth and hard surface that lasts. On the downside, this type of paint is often mixed with harsh chemicals and also emits VOCs (volatile organic compounds) that are not environment-friendly.

2. Water-based (Latex)

Water- or latex-based paint has a few advantages such as its short drying time and ease of cleaning. More importantly, its ability to expand and contract according to the temperatures reduces the need to repaint frequently. Additionally, with the right surface preparation, homeowners can also apply latex over oil-based paint.

Types of Paint Finishes

Sheen is the amount of light the paint reflects. Exterior paint with maximum sheen is a sign of stain resistance. Here are the usual classifications for paint finishes/sheens:

1. High-Gloss

High-gloss paint is highly durable and offers a fabulous sheen to the walls. It makes the surfaces resistant to stains and scuffs and can be cleaned easily. However, walls that have any imperfections will get highlighted by this finish so it’s best avoided in that case. Painting the complete exterior wall with this finish is not recommended as it can give a “plastic” look. A mix of semi-gloss or satin paint with high-gloss on the architectural details, trims, and doors is the best bet. 

2. Semi-Gloss

With a little less shine than high-gloss, this finish is perfect for doors, trim work, and casings. This finish is often used for areas that are exposed to the elements and need more cleaning. Again, this finish does not hide imperfections so should be used wisely. 

3. Satin

This paint has less sheen than high-gloss and semi-gloss but makes for very easy cleaning. Highly durable and stretchable, this paint has a great resistance against mold and mildew. It can be used for a variety of trim areas like window sills, eaves, and overhangs. Like the other gloss finishes, this finish also highlights any flaws in the surfaces. 

4. Flat

This paint finish has little to no luster and is rather matte and porous. Its lack of shine is preferred for exterior walls of older homes that have many imperfections. The flat finish is great at hiding these flaws and is also easier to apply as it splatters less. 

5. Eggshell

One of the most popular exterior paint finishes, the eggshell finish is a balance between gloss and flat finish. It not only hides minor imperfections unlike gloss finishes but also offers better durability than a flat finish. It is ideal for hiding flaws on older wood or stucco divots. This finish also protects the house from outside elements such as moisture and temperature changes. This paint also has a flawless finish because it doesn’t show any brush strokes or spray marks. It can also be used to highlight the trim details.
